Sick of Cleaning Up After Tenants?

Couches on the curb, mattresses by the dumpster, a unit full of trash. Here's how to get a rental cleared and ready for the next tenant without doing the hauling yourself.

  • Local & Reliable

Every landlord knows the feeling. The keys come back (or don't), you open the door, and the last tenant has left you a sofa, two mattresses, a closet full of clothes and a dozen bags of trash. Or it's all piled out by the dumpster for the rest of the complex to look at.

Meanwhile the unit isn't earning rent. Your weekend is gone, you're renting a trailer, and you're paying dump fees to haul off someone else's stuff. That's the part we take over. Whether it's a move-out that went badly or an eviction cleanout, we do the lifting and the loading so you can get the unit turned.

What tenants usually leave behind

  • Couches, sectionals and recliners
  • Mattresses and box springs
  • Broken dressers, tables and shelves
  • Bags of trash and loose clutter
  • Kids' toys and outdoor items
  • Fridges, washers and other appliances

First, make sure you're allowed to clear it

This is the step that gets landlords in trouble. Clearing out a tenant's belongings before the tenancy has legally ended can count as an illegal eviction, even if they're behind on rent.

  • Michigan: State law lists the "removal, retention, or destruction of personal property" of a tenant in possession as unlawful interference, and the tenant can sue for damages (MCL 600.2918). There's a narrow exception when the owner believes in good faith that the unit has been abandoned, after diligent inquiry, and current rent isn't paid. Michigan Legal Help explains that once a landlord has an eviction order, only the sheriff or another court officer can physically remove a tenant and their belongings.
  • Ohio: Landlords can't lock tenants out or cut off utilities to force them out outside the court eviction process, and can't seize a tenant's possessions to recover rent without a court order (Ohio Revised Code 5321.15).

If the tenant handed back the keys and moved out, you're usually in the clear. If it's an eviction or a unit that looks abandoned, follow your court order and talk to your attorney before anything gets hauled. We're a hauling company, not lawyers, so this isn't legal advice.

Document it before it goes

Take photos and video of every room and of everything left behind, with the date. Keep the receipt from the cleanout. If you itemize anything against the security deposit, both states give you a deadline:

  • Michigan: mail the tenant an itemized notice of damages within 30 days after the end of occupancy (MCL 554.609).
  • Ohio: deliver an itemized written notice of deductions within 30 days after the rental agreement ends and you get possession back (Ohio Revised Code 5321.16).

  3. We haul it. Point out what's going. We do the heavy lifting and loading, whether it's one mattress or the whole unit.

Cutting down on the next mess

You can't stop every tenant from leaving junk behind, but a few habits help:

  • Give a move-out checklist. Spell out that the unit should be left empty and broom clean.
  • Point tenants to their city's bulk pickup. Most people dump furniture by the dumpster because they don't know the rules. See our guides for Toledo, Sylvania and Monroe.
  • Walk the unit the day the keys come back. The sooner you see what's left, the sooner it's gone and the unit is back on the market.
